Are you worried that while you are away your property is not being looked after properly? It can be difficult to take care of a home that is vacant, rented out or left empty for part of the  year. Very often something can go wrong that you may not know about until you get back to town or until a tenant informs you. With over 25 years in real estate sales and management, we are uniquely qualified to take care of your property. For a surprisingly small fee, we will manage your tenants and regularly check on the property to make sure it stays in tip top shape. If the need arises, we have close relationships with professional painters, electricians, plumbers and carpenters who always respond to our service requests quickly.

We offer the following programs:

Gold Service Program

Silver Service Program

  • Walk through with tenant prior to move in and after move out.

  • Photograph all interior rooms and exterior of the property at move in/move out.

  • Photograph to be kept on electronic file and copy emailed to property owner.

  • Monitor exterior of property monthly (drive by).

  • Interface with property owners regularly with regards to property or tenant issues.

  • Arrange for services and repairs as needed. All billing to be forwarded to owner.

  • Meet emergency repairmen at property to allow access when tenant is unavailable.

  • Stay with repairmen during the repair process or until tenant returns.

  • Periodically check property interior and exterior during prolonged tenant absence or vacancy.

  • Notify owner of any needed repairs, improvements or preventative maintenance.

  • Arrange for snow removal, trash removal, landscaping or coordinate with owners own service providers.

  • Insure that services contracted for are being done in a timely manner, both routine and emergency.

  • Use our extensive contacts for repairs, improvements and routine maintenance as needed.

  • Provide a pleasant, worry free experience for the owner and tenant alike through communication and consistency.

  • Provide all of the services offered in the SILVER SERVICE PROGRAM plus:

  • Handle the transfer of all utilities when tenant vacates into our name, pay all utility bills and invoice monthly with other expenses.

  • Pay all invoices up to $1000 and bill owner monthly for all expenses incurred.

  • Collect rent and deposit to owners account.

  • Initiate eviction procedures on a tenant who does not pay their rent or otherwise violates the terms of the lease. Help owner secure legal counsel for evictions. Assist owner in all phases of the eviction process.

  • 24/7/365 emergency service and routine maintenance.

  • Arrange for winterization of vacant property and inspect vacant properties once a week and during/after any storm.

  • Provide owner with a quarterly written report of expenses and income, tenant complaints, general status and condition of property.

  • Inspect interior of property quarterly and take photographs as needed. Email photos with report to owner.

  • Provide owner with a written report within 15 days of tenant move out describing condition of property, whether deductions should be taken out of tenant’s security deposit for damages and get estimates for such deductions, in addition to photographs provided in the SILVER SERVICE PROGRAM.

  • This service adds another level of security for the owner and the tenant knowing that we are there for you both, all of the time.
